B.O.G. Squad

Questions and help

B.O.G. Squad connects real estate investors with BOGs (boots on the ground): local people who do jobs at properties, such as walk throughs, checks and errands. There are two apps:

Getting started

How do I sign in?

Type your mobile number and we text you a 6 digit code. There is no password. The first time, you tell us if you are an investor or a BOG, and give your name, company and email.

My code did not come.

Wait 30 seconds and ask for a new one. Check that the number is right, and that your phone can get texts. If it still does not come, email us with your mobile number.

Which app do I need?

If you do the jobs at properties, get B.O.G. Squad. If you need jobs done at your properties, get B.O.G. Squad for Investors. If you open the wrong one, it points you to the right one.

Does it cost anything?

During the beta there is no B.O.G. Squad service fee. Investors pay the BOG's price by Zelle with no fee, or by card with 3% plus 35 cents for card processing. BOGs keep their whole price. See Paying and fees.

For BOGs

New to walk throughs? Read Tips for great walk throughs. The big one: talk the whole time you film, because everything you say is written into the investor's report.
How do I get approved?

After you sign up, the app walks you through three steps:

  1. Allow your location.
  2. Take your profile photo and a photo of your driver's license with the app's camera. Face the camera in good light, no sunglasses. For the license, lay it flat and get the whole front, easy to read.
  3. Tell us the cities or area you cover and tap Ask to be approved.

The B.O.G. Squad team checks your license and reviews every new BOG. You get an alert when you are approved, and new jobs start showing up. If we cannot verify your license, we tell you why so you can take a new photo in Account.

Why do you need my driver's license and a photo?

Investors send you to their properties, so they need to know who is coming. Every BOG is checked before their first job, including BOGs an investor adds to their own list. Investors see your profile photo next to your name. Your license is seen only by the B.O.G. Squad team, and we delete the photo of it as soon as it is checked. See the Privacy Policy.

How do I get jobs?
How does the time get set?

If the investor set a time, accepting books it. Otherwise you propose a date and time, and the investor approves it. If they do not approve it in time, the proposal expires and you get an alert. If the time has to change, say why; the investor sees it.

What should I bring?

A flashlight, every time. Many empty houses have the power off, and basements, closets and under sinks are dark. Also bring a fully charged phone and a charger or battery pack, because videos use a lot of battery.

What do I do when I get there?

Tap I'm here. It confirms you are at the property, and then the camera opens. The app walks you through one step at a time and tells you exactly what to film or photograph.

Why can I not use photos from my camera roll?

Investors need proof the photos and videos were taken at the property, during the job. So they only come from the camera inside the app, which records when and where each one was taken.

Why should I talk while I film?

Everything you say in your videos is written out and put into the investor's report, so you do not have to write anything up. Say which room you are in, what you see, and every problem. See Tips for great walk throughs.

How do I know a property is safe?

Every job shows a Safety box before you accept: what the investor told us about the property and the job, like dogs, unsafe stairs, squatters or no power. If anything feels unsafe when you get there, leave, tell the investor in messages, and skip the step with the reason. After each job there is a quick check in that only the B.O.G. Squad team sees: were the access details right, was the safety information right, and would you work for this investor again.

What if I cannot do a step?

Tap Skip and say why in a few words, like "there is no basement" or "the house has no AC". Required steps need a reason before you can send the job.

How many bathroom photos do I need?

At least 3 in every bathroom: 2 of the room, and 1 under the sink with the cabinet open. Once you enter how many bathrooms there are, the app counts it for you.

How do I name a door photo?

After you take the photo, tap it and type which door it is, like "front door", "back door" or "bedroom 2". Only named door photos count.

My signal is weak. What happens to my photos and videos?

Keep going. They finish uploading when your signal comes back, even if a video stops partway. Keep the app open until the uploads are done before you tap Send.

The investor messaged me while I was there.

Investors can watch the job while you work. They may ask you to take a closer look at something. Answer in the app, or take their call in the app. Your phone number stays private.

How do I get paid?

Add your Zelle, Cash App, Venmo or Apple Cash in Account once. The investor pays B.O.G. Squad when the job is booked, and when they get your report, the B.O.G. Squad team sends your pay the same day. No Stripe and no bank details. See How you get paid.

Do I pay taxes on what I earn?

Yes. You work as an independent contractor, so we do not take taxes out of your pay. You report your income and pay your own taxes. Account shows what you earned each year, with a statement you can print. We do not ask for your Social Security number in the app.

I cannot do a job I accepted.

Open the job and tap I cannot do it, and tell the investor why. We offer it to other BOGs right away. Please do this as early as you can.

How do ratings work?

After a job, the investor can rate you 1 to 5 stars and leave a comment. Investors see your stars when they pick a BOG. A 1 or 2 star rating pauses new jobs for you while the B.O.G. Squad team looks at it, and you get an alert when it is done.

For investors

Why do you ask if the property is safe?

Every request asks you to tick anything the BOG should know: someone living there, squatters, dogs, unsafe floors or stairs, no power, mold or other hazards, a rough area, climbing, or an upset occupant. Or tick None that I know of. The BOG sees your answers before they accept, so they can come prepared or pass. After the job, the BOG tells the B.O.G. Squad team privately whether the access details and safety information were right.

How do I request a job?

Tap New, pick the kind of job, and enter the address and how to get in. You can send it to a BOG you pick, send it to the BOGs who cover that area, or open it for bids and pick from the prices you get.

What does a walk through include?

36 steps: the street and outside, the water and electric meters, every floor, windows, stairways and hallways, every door, bedrooms, bathrooms with a look under every sink, the kitchen, the water heater, furnace, AC and electric panel, and the basement. You get photos, videos, the BOG's answers, and a written report.

Who are the BOGs?

Local pros approved by the B.O.G. Squad team. Every BOG adds a profile photo and has their driver's license checked by a person on our team before their first job. You see their photo, name, company, area, jobs completed and ratings. Their phone number and email stay private.

Can I watch while the BOG is there?

Yes. You see the progress as the BOG works through the steps. If you want a closer look at something, message or call the BOG in the app while they are still at the property. Phone numbers stay private on both sides.

Where do my photos and videos go?

Connect Dropbox, Google Drive, OneDrive or Google Photos in the app, and the finished job lands in a folder there. On iPhone you can save to Photos instead. Each photo and video is numbered, like "Photo 3 of 12".

What is in the report?

The BOG Property Summary Report sums up the property, using the BOG's answers and everything they said in their videos, written out for you. It shows the date, when the BOG started and finished, and how long they were there. Anyone you share it with can open and print it, and it is locked so nobody can change it.

When do I get the report?

After the BOG sends the job, pay the BOG and tap I paid. As soon as the B.O.G. Squad team confirms the payment, the report and the folder are sent to you.

Something is wrong with the job.

Open the job and tap Report a problem. You can do this until 24 hours after the job is delivered. The B.O.G. Squad team looks at every report.

Can I change my rating?

Ratings are final once you save them, so other investors can trust them. If something is wrong, message the B.O.G. Squad team and we can open it back up for you.

How do I cancel?

Open the job and tap Cancel this request before the BOG starts. We let the BOG know right away.

Paying and fees

How do I pay for a job?

When your job is booked, open it and tap Pay now. Pick one:

Please pay within 12 hours of booking, or 2 hours before the job if that is sooner, so your BOG can go. Once it is paid, you can watch the photos and videos live, and your report comes as soon as the BOG finishes.

What are the fees?

During the beta there is no B.O.G. Squad service fee. Paying by Zelle costs nothing extra. Paying by card adds 3% plus 35 cents for card processing. Example, a $70 walk through: $70 by Zelle, or $72.45 by card. The BOG keeps the whole $70.

After the beta, the investor side stays the same, and the BOG pays a service fee of 8.75% of their price (at least $8.75). We will tell you in the app before that starts.

How do I price my jobs?

Use the Pay calculator to see what you take home at any price.

How fast does the BOG get paid?

The same day the investor gets the report. The B.O.G. Squad team sends it to the BOG's Zelle, Cash App, Venmo or Apple Cash, and the BOG gets a notification when it is on its way.

Can I tip my BOG?

Yes. Tips are 100% for the BOG. Tap a tip amount on the job and pay it by Zelle or card, the same way as the job.

Safety, reports and blocking

Know a good BOG?

Anyone can invite a BOG from the app. The B.O.G. Squad team approves every new BOG.
